Bathroom Renovation Plumbing: Decisions to Make Before Tiling

Bathroom renovation plumbing is easiest to plan before tiles, cabinets and shower screens hide the working parts. A beautiful layout still needs practical pipe routes, suitable drainage and access for future maintenance. Agreeing these details early helps avoid expensive changes once finishes are installed.

Whether you are updating a family bathroom in Johannesburg or modernising a townhouse en-suite, give your plumber the proposed layout and fixture specifications before ordering everything. The existing plumbing may influence what can realistically move.

Decide what stays and what moves

Keeping a toilet, basin or shower near its existing position may reduce the amount of pipework and building work required. Moving a fixture can affect drainage routes, walls, floors and neighbouring rooms. The extent depends on the property, not simply the distance shown on a sketch.

Ask the plumber to identify constraints before the layout is final. For a complex, check the approval and access requirements with the managing agent, particularly where shared services or structural work could be involved.

Choose fittings with the plumbing in mind

Supply the make and model of the toilet, basin mixer, shower mixer, bath and waste fittings. Concealed mixers and wall-hung fixtures need particular attention to installation space and future access. Two products with a similar appearance may have different connection requirements.

Do not assume a new shower head will solve weak flow or that any mixer suits the existing hot-water arrangement. Ask the plumber to assess compatibility and explain any additional work before buying the fittings.

Agree drainage and waterproofing responsibilities

A shower renovation involves more than connecting the waste. The drain position, finished floor levels and waterproofing need coordination between the relevant trades. Ask who is responsible for each stage and how the work will be checked before tiling.

A plumbing pressure or leak check does not, by itself, verify the whole waterproofing system. Make sure the project scope distinguishes those tasks so that neither is assumed to be someone else’s responsibility.

Keep service access practical

Discuss how valves, traps, concealed cistern parts and other serviceable components will be reached after the renovation. A small access panel can be easier to accommodate in the design stage than after a fault develops behind expensive finishes.

Ask for photographs of completed pipework before it is covered and retain the product manuals. These records can help future maintenance, although photographs do not replace proper inspection and testing.

Understand what the quotation includes

  • Removal and disposal of the existing fittings.
  • New pipes, valves, wastes and other materials.
  • Wall or floor opening and reinstatement.
  • Installation of owner-supplied sanitaryware.
  • Testing, commissioning and any agreed documentation.

Identify exclusions such as tiling, painting, electrical work and waterproofing where another contractor will handle them. Agree how unexpected defects will be reported and priced before additional work proceeds.

Plan the final checks

Before handover, ask for a demonstration of the taps, shower, toilet and drainage. Accessible connections should be checked for leakage, controls should operate correctly and any defects should be recorded for correction. Keep the supplier and installer warranty information together.

Also plan the practical disruption: when the water will be off, how long the bathroom will be unavailable and whether another toilet remains usable. Clear access arrangements are especially useful in occupied homes.
